Sarnia/Lambton's best location to find your next place to rent!
<Back to Landlord/Manager Centre
Imagine yourself sitting down at your computer, logging in to sarnia4rent.com, typing in a few key pieces of information, charging a minimal posting fee to your credit card—all this taking you all of three minutes!—and you have now posted a listing of your vacant rental unit. That listing is now available in full colour, with pictures, on a truly local Sarnia/Lambton website.
Now imagine tenants all over Sarnia/Lambton, sitting down at their computers, also logging in to sarnia4rent.com and searching for a new place to live. Displayed in the list of search results is your unit. They see it, they like it, they e-mail you or telephone you and ask to set up a showing. Having seen your unit, they fill out an application, and you have your next tenant!
It could be this simple. Of course, we do not guarantee the tenants will be just what you need for your unit—we leave that up to your discernment!—but one of our desires is to provide convenient, local visibility for your local rental unit at listing prices that won’t empty your wallet, keeping your earned money in your own pockets. This website also makes it easier for tenants to find your rental unit, smoothing the way for you to lower your vacancy rate.
The following questions and answers will help you discover how sarnia4rent.com could work for you.
What does it cost to post listings on this website?
Please see the Pricing page for the various price options available to post listings. Our base rate is $30 for 30 days per listing. And it only gets less expensive per day as you move up from there. Registration is FREE. Upon registering, you will choose a User I.D. and a password. With these, you will have complete access to the Landlord and Manager Centre of sarnia4rent.com, and you can then begin to post and edit your listings.
What geographical region does this website cover?
sarnia4rent.com provides space for listing rental units available in Sarnia and Lambton County. It is a local website.
What are the benefits of using sarnia4rent.com?
The first benefit to you is that sarnia4rent.com is truly a local website. Sarnia and area tenants can find all their rental unit needs in one location. Tenants don’t want to use national websites. By the time you start with a map of Canada and then choose your province and then choose your region and finally work your way down to Sarnia, there are THREE PLACES FOR RENT! This, of course, is silly. Sarnia has far more than three places available for rent—including your units. This truly local site gives you more visibility in the area you are trying to find tenants than any national site can.
The second benefit to you is the cost. Compare 30-day listing costs with Sarnia’s local daily and weekly newspapers (the following numbers are approximated for sake of ease):
Sarnia Observer (daily): $100 for 30 days
Sarnia Smart Shopper (weekly): $62 for 4 listings (once a week for a month)
Sarnia This Week (weekly): $40 for 4 listings (once a week for a month)
sarnia4rent.com (daily): only $30 for 30 days ($1 per day)
Are there discounts for purchasing more than 30 days of listing time?
Yes. Please see the Pricing page for more detailed information about costs to you for posting your listings on sarnia4rent.com.
Are there any other kinds of discounts?
Yes. There are also discounts, for example, if you pay for 60 days of time and your unit gets rented after only 40 days. If you delete your listing at that time, there will be an automatic dollar value credit issued to your account for the unused days. Please see the Pricing page for more details on how the credit system works.
How do I pay for my listings?
Our website uses PayPal’s secure payment system. Payment is as easy as clicking on the PayPal button and filling in your credit card information. PayPal takes care of transferring funds to the proper destination.
Do I need to register with PayPal in order to use it?
No, not unless you want to. You do not need to have an account with PayPal to use your credit card to pay sarnia4rent.com. You simply fill in the information they ask you for and you are done.
What kinds of rental units can I list on this site?
Whatever kind of rental unit you have! You can list your duplex or triplex
unit. You can list your apartment building unit, or your whole apartment
building. You can list your room for rent.
What about re-listing a rental unit that I have listed before?
You do not have to re-enter your information or re-load your picture (unless you want to). Once your unit is rented you have a choice of two options for your listing: you may delete your listing from the system entirely, in which case you would have to re-enter all your information next time you wanted to rent the same unit. Or you may move your listing to your inactive list. This option will leave your listing information in our database so that next time you want to rent out the unit, you only have to access the listing and update it then re-post it, rather than re-enter it all.
What is the advantage of being an annual member?
If you own or manage a larger number of rental units, this is the way to go. The price is the most inexpensive. With this option comes the freedom to post as many listings as you like. And you may leave the listings up as long as you need them as long as your membership is active.
What if I have an apartment building and not just a single listing?
Our guess is that you would rather list the building as a permanent listing rather than list the individual apartments that come up on a regular basis. If you have one or two apartment buildings, then the most inexpensive way to go is to pay for a 365-day listing for each building. Once you have three or more buildings as permanent listings, the annual membership is more beneficial to you. In order to do this you simply need to sign-up for the annual membership option. Note: under this option you can post as many listings as you want for as long as you want, as long as your membership is active.
What is the break-even point for a membership being better than posting single listings over and over again?
For example, twelve 60-day listings will cost $600. An annual membership is $600. If you will likely post twelve or more listings per year (for up to 60 days), then the annual membership is a better option for you. Also remember, with the membership you may leave your listings posted as long as you like.
Can tenants fill out an Application to Rent form online?
Presently this option is not available. But if you think it would be helpful to be able to access an application form that is filled out by prospective tenants online, contact us and let us know that this would be of help to you. The idea is that once a tenant filled out a standard Application to Rent form, it would be stored securely on our site, and they would be issued an I.D. number. The prospective tenant would give this number to you, the landlord or manager (if you had a rental unit that was of interest to them), and you would be able to access and print their application form from your own computer. Please let us know if this would interest you.
